1.  DESIGN, DRAWINGS FOR COUNCIL APPLICATIONS: Sketch design; Developed Design; Development application and Construction certificate application Council forms, drawings and outline specifications.

2. DESIGN, APPROVAL APPLICATION DOCUMENTS + DETAILED DOCUMENTATION: Sketch design; Developed Design; Development Application and Construction Certificate Application Council forms; Detailed design and documentation (floor plans, elevations, typical sections, construction details, kitchen/bathroom/cupboard/laundry details, roof/floor timber framing details if required, plumbing layouts, electrical layouts, window and door details, detail specifications of finishes and standard of work, schedule of internal finishes, window and door schedules, roof and ceiling plans).

3. DESIGN, APPROVAL APPLICATION DOCUMENTS, DETAILED DOCUMENTATION + CONTRACT ADMINISTATION: items in 2 above and Contract administration
